Q. How long will it take for my mortgage to be approved?
Once I have all of the information and documents, your approval is generally received within
2 business days.
Note: to allow sufficient time for processing, I recommend to my clients that their offer to purchase allows 10 days for financing and 30 days for completion.
Q. How much do you charge?
You pay nothing, I receive a fee from the lender for referring your mortgage need to them.
Q. Are you going to cross sell other products and services that I don’t need?
Getting your mortgage is my only focus.
Q. Can my payment still come from my bank account?
Yes, I can arrange to have your mortgage payments debited from whatever financial institution you currently deal with
Q. What if I am self employed? My financial institution is reluctant to provide me with mortgage financing.
I have access to many lenders that work with self employed people unlike many financial institutions.

1. Fill out an application either online at http://www.okapprovedmortgages.com or call to set up an appointment to complete an application. Telephone 250- 575-2175
2. Ensure that all applicants gather copies of their CRA (Revenue Canada) Notice of Assessments for the past two years. Note: If they cannot be located, simply call Revenue Canada at 1-800-959-8281 and order a copy. It can be either faxed or mailed to you. Easy!
3. Please gather 2 of your most recent pay stub (not required if self-employed)
4. If you own a rental property, obtain copies of the rental agreements for all rental properties currently owned. Gather financial institution statements showing account balances and any investments
